1 ANALISIS PENGARUH KEBERADAAN APARTEMEN TERHADAP HARGA TANAH DI KAWASAN PERKOTAAN MAKASSAR, MAROS, SUNGGUMINASA DAN TAKALAR (MAMMINASATA) Andi Abdul Manaf manaf_sinjai@yahoo.com Rini Rachmawati rachmawati@geo.ugm.ac.id Abstract Mamminasata Metropolitan Region that been appointed to be Andalan Area based on the government rule No. 47 year 1997 is one of the world’s scale center of developments and services orientation for the east region of Indonesia. The method that used in this study is Sequential Exploratory mixed method. The results showed that as many as three (3) apartments being built in Mamminasata, there are Royal Apartments, VidaView Apartments and Superblock Saint Morizt Penthouse and Residence which are all of it took place in the CBD (Central Business District) of Makassar, Kelurahan Masale, Kecamatan Rappocini. Makassar city is currently in literally need of vertical housing in the city, especially apartment, but the current commercial apartments in Makassar are still limited rent for temporary shelters such as hotels, instead of to be occupied permanently as a shelter in the city. The existence of the apartments have effect on the land value around apartments by 80.09% in the category of 'influence'. Because of apartments provide added attribute to the land value such as increased economic activity, and employment opportunities. In addition to apartments there are also other facilities that affect land prices around the CBD include the mall and shopping centers, hotels and offices. Abstrak Kawasan Andalan Wilayah Metropolitan Mamminasata yang ditetapkan berdasarkan Peraturan Pemerintah No. 47 tahun 1997 adalah salah satu pusat pertumbuhan dan orientasi pelayanan berskala internasional serta penggerak utama di Kawasan Timur Indonesia.Metode yang digunakan adalah Mix Method Sekuensial Ekxploratori. Hasil penelitian menunjukkan sebanyak 3 (tiga) apartemen sedang dibangun di Mamminasata yaitu Royal Apartemen, VidaView Apartemen, dan Superblok Saint Morizt Penthouse and Residence, ketiganya bertempat di CBD (Central Business District) Kota Makassar, Kelurahan Masale. Kota Makassar sangat membutuhkan hunian vertikal dalam kota khususnya Apartemen, akan tetapi saat ini apartemen masih komersial sebatas disewakan untuk hunian sementara seperti hotel, bukan untuk ditempati sebagai hunian dalam kota pada umumnya. Keberadaan apartemen memiliki pengaruh terhadap harga tanah di sekitar apartemen sebesar 80,09 % dalam kategori ‘berpengaruh’. Hal ini karena apartemen memberikan nilai tambah terhadap nilai lahan di sekitarnya seperti peningkatan kegiatan ekonomi, dan juga lapangan kerja. Selain apartemen terdapat juga fasilitas lain yang mempengaruhi harga tanah di sekitar CBD kota Makassar diantaranya adalah Mall dan pusat perbelanjaan, hotel, dan kantor.
