The assessment of life cycle costing for sustainability of building projects in the South Eastern states
of Nigeria

ABSTRACT
The research work is on the assessment of life cycle costing for sustainability of
building project in the South Eastern states of Nigeria. The broad objective is to
assess the life cycle costing for sustainable building projects in the South Eastern
states in Nigeria. The specific objectives are to examine the impact of life cycle
costing on cost profile of building projects; to develop the optimal usage of life
cycle costing analyses for sustainability of building projects in South Eastern Ni-
geria. The researcher used survey design and Ex post facto research design for the
research. The use of survey research method makes the data generated directly
from respondents to be more distinct and finite whereas the Ex post facto research
design is gathered from an already existing data site. The ordinary least square
(OLS) regression technique was adopted in examining the impact of life cycle
costing on cost profile of building project. The result of the study indicates that
life cycle costing has significant impact on the cost profile of building project,
with the mean value of the estimated total cost as 120234000 and a corresponding
standard deviation of 0.92013. The researcher recommends that sustainable life
cycle costing have significant impact on the cost profile of building project, there
is need for the stakeholders in the building industry to empower the proper use of
life cycle costing in their building cost profile so as to enable them have proper
check and accountability of any problems in the building.

1.0. Introduction
1.1. Background of the Study
The global trend today in the construction industry is for the
procurement experts to consider at inception and design
stages, the application of life cycle tools in arriving at the
estimated total cost of projects up to and including the
eventual end of its useful life. About 40% of the world’s
resources energy use is linked to the construction and
maintenance of buildings. These concerns can be addressed
by the sustainable construction practices, which is more
sustainable than current practices. Sustainable Life Cy-
cle Costing for commercial buildings are environmental-
ly responsible and resource-efficient throughout a struc-
tured life cycle. Assessment of Sustainable Life Cycle
Costing of buildings can be introduced at any stage of
construction, from design to demolition. Ideally, the
impact of the built environment should be addressed on
a life cycle basis, from the origins of the construction
material, through the manufacture and installation of the
resources, to the eventual deconstruction of the building,
(Allen and lano, 2004). The nation can save a lot by
