ABSTRACT The present study aimed to deal with the market feasibility study of real estate and its role in study in the analysis of investment opportunities in the residential sector in Riyadh, Saudi Arabia during 2015 and 2016. The study touched upon the concept of market feasibility study, its significance, and goals of the market feasibility study. It also highlighted the core of feasibility study and its importance. The study followed the analytical and descriptive approach to underscore the role of the market feasibility study in the analysis of investment opportunities in the residential sector in Riyadh, Saudi Arabia during 2015 and 2016. The study concluded with many results based on the supply and demand of apartments and villas in Riyadh because they are considered the base on which the study is conducted. The study of market is essential because it determines the investment opportunities available in the residential sector in Riyadh. Such studies needed accurate and reliable information, which can be used to accomplish precise analysis for real Estate market. The results also indicated that investment opportunities in the residential sector in Riyadh are extensively available in the north and east of Riyadh. Around 92% of the Saudis prefer to reside in villas because they seek privacy whereas 67% of non-Saudis prefer to reside in apartments. The key results also revealed that the market feasibility study plays a major role in the analysis of investment opportunities in the residential sector in Riyadh during the years 2015 and 2016. This is through the analysis of the income level of Saudis, demographics, and analysing the supply and demand of real estate particularly apartments and villas, which proved that investment opportunities are available in the north and east of the city.
