So, in recent years, land-use conversion in husbandry and agricultural areas caused by human activities has had critical influences on political, economical and society functions of government. Nowadays, land-use conversion is described as an effective process in urban areas. This land use change which is frequency occurred through human activities as well as lack of basic program, inattention to sustainable development, lack of sustainable management and without attention to environmental limitations, has been converted to one of the most important problem in modern cities. The effective factors on land use change can be divided to juridical factor, economic factor and population factor. Farah Abad road in Sari city of Mazandaran province was selected as case sample to investigate the effects of effective factors on land use change in this area. The 70 samples including of 35 experts and urban manager and 35 estate agents were selected as samples based on systematic randomize method. Required data were collected from a list of questions and descriptive-deduction statistical method. Data were analyzed using SPSS software. Results of statistical analysis showed that there was significant relationship among variables of additional value of lands, tourism, population enlargement, and conversion of traditional values in society, the role of urban management and frequency of high educational center with dependent variable of land use change in Farah Abad of Sari at confidence limit of 99% ..
